When people tell me they want to buy in Venice Beach, I always ask the same question: are you drawn more to the canals or to Abbot Kinney? The answer usually tells me everything I need to know about what kind of home — and life — they're really after.
Both neighborhoods sit within a few blocks of each other, both are unmistakably Venice, and both attract buyers who value design, creativity, and coastal living. But they offer very different day-to-day experiences, different price points, and different long-term investment profiles.
The Venice Canals: Privacy, History, and Irreplaceable Scarcity
The Venice Canals Historic District is one of the most coveted micro-markets in all of Southern California. Homes in the Abbot Kinney area range from original Venice bungalows to dramatic architect-designed new construction. Prices are generally somewhat lower than the canals, but the range is wide — from the high $1 millions to well past $4 million.

The best neighborhood isn't the one with the higher median price or the more famous street. It's the one that fits the life you actually want to live. The best thing you can do is spend time in both neighborhoods — on a Tuesday morning, a Saturday afternoon, and a weekday evening. Venice reveals itself differently at different times of day.
